The busiest season of the year for real estate is almost here, so today we want to give you a quick market update so you are prepared if you do decide to sell this spring.

Right now, we are in the midst of our peak selling season. On the shore, the peak selling season starts in January and goes all the way through May. That means we have a few months left to capture the peak demand in the market.

Here’s what’s going to happen: In the next few weeks, our market is going to go ABSOLUTELY BANANAS. There is a lot of pent-up buyer demand in addition to the fact that March is already our busiest selling month of the year.

If you are a homeowner and thinking about getting your property on the market this spring, we can not stress enough the importance of pricing your property correctly when you enter the market. To back up our advice, we recently analyzed a study on pricing.

This study found that properties that are priced right initially end up selling in less time and for more money than homes that have had price reductions. In terms of averages, homes that came in overpriced sold in an average of 90 days, for 90% of the original asking price. On the other hand, homes that came on the market priced correctly, in accordance with the market, sold in an average of 37 days, for 98% of the original asking price.

You can see just from that one statistic how important pricing your home correctly truly is if you want to get the most money possible for your home. We have one more statistic for you: Homes that are initially priced correctly end up selling for $11,600 higher than a property that started out overpriced.

If you are thinking about getting your home on the market, you have to be priced right NOW. Take this window of opportunity to get top dollar, and if you have any questions you can always give us a call or send us an email. We look forward to hearing from you!
